Akara Diversity PK Increases Cash Flow to 3.04% for 2024
The Akara Swiss Diversity Property Fund PK reported a 4.46% return on investment for 2024, including a cash flow return of 3.04% and capital growth of 1.42%. This exceeded the KGAST Immo Index Mixed benchmark by 0.85%. Since its inception in 2016, the fund has outperformed the benchmark by 7.59 percentage points.
The fund's shareholders benefited from a CHF 35.00 per unit distribution, covering around 91% of the realized results. Additionally, CHF 85 million in shareholders' equity was raised, facilitating property acquisitions and financing development projects. A 14th capital increase is set to commence on April 28, 2025.
The portfolio was bolstered through strategic initiatives, resulting in a fair value increase to CHF 2.97 billion and rental income rising 14% to CHF 92 million. New lettings and strategic sales led to a rent default rate reduction from 3.45% to 2.74%.
